In Viewpointe II and III ... it would be nice to expand the deck areas to allow for easier use of the pool furniture in relationship the the sun. Also add nicer landscaping to include potted plants and iron stands. Some of the broken pool furniture needs to be discarded and/or replaced.
Pool bathrooms could use some repairs and updating. Install timed or motion-activated light switches. Showers should be in working order to assist pool sanity with timed shower and bathroom sink timers. Some exterior storm damage needs to be addressed. Also, each year the lights need to be reset/adjusted for seasonal light changes and for safety reasons.
The landscaping is falling behind. Plants growing in the wrong spaces need to be removed. Clearing old/dead decaying plants should be removed, as well. Thinking a head; replant trees and plants that have been damaged from storms or disease should be done.
Lighting in the common areas has been neglected. This is common sense maintenance and is a security/safety issue.
Signage is showing ware-and-tear and in some cases has fallen down. The pool area signs need to be updated and replaced.
Trash cans are in need of repair/replacement/painting. Thought should be given to how to make them animal resistant (javelina). These cans are making our community look dumpy! Public Note: Cans are being left open after weekly pickups, despite many requests to the property management and the trash company to close them. This an accident waiting to happen and puts Viewpointe at legal peril.
Over the years the Pack Rat population has exploded! Viewpointe "IS" infested ... For the past few years the cars have been the target ... many members have experienced expensive damage from eaten electrical wiring under the hood and even to some homes wiring systems. It's time to do something about it.
Damage from recent storms "still" has not been cleaned up, months later. This should have been by now.
Painting has fallen behind. Many structures are in need a fresh paint. It is the responsibility of the HOA management and Board Members to keep up with "all" maintenance and repairs. Property values depend on it!
The rock retaining walls are in need of maintenance and some repair. Some plants need to be removed from these areas. Railroad ties are decaying and need to be replaced.
Roads have dangerous dips in them from improper water repairs. Members have requested them to be fixed at the meeting, but nothing has been done. This particular dip is very dangerous, because avoiding it while coming up the hill could cause an accident.
When water leaks occur ... there doesn't seem to be any sense of urgency to make the repairs. In many instances the water has been let to leak for weeks ... costing thousands of dollars. We need to be "proactive" rather than "reactive"!
So far, the board has taken a shaming approach against the city of Tucson and publicized our problem in the News. How about a plan "B"?! And how about planning a head with spare parts in reserve. Note: Dan Deppen has repeatedly requested to be on the water committee and has requested information, but has been shut out.
